Plumbing Water Heaters – Did you Know

According to the International Association of Certified Home Inspectors (InterNACHI), the average lifespan for a residential water heater is about 10 years. However, several factors influence the expected life of water heating equipment, such as usage, manufacturing quality of the equipment, professionalism of installation, and finally regularity of maintenance. If done poorly, or worse, not completed, each factor will contribute to shortening the life of a water heater resulting in premature replacement costs. If completed and done well, a quality water heater may last much longer. Therefore, selecting well manufactured equipment from a reliable plumbing contractor, offering annual maintenance is paramount to maximizing the life of a hot water heater.

Beyond the traditional gas and electric water heaters, innovative technologies are extending the useful life of new water heaters, while simultaneously reducing the amount of energy used. According to the U.S. Department of Energy (DOE), high-efficient tankless gas water heaters offer equipment life expectancies of more than 20 years with proper maintenance, and product warranties exceeding 12 years. Tankless water heaters produce instant hot water when a demand is made versus heating stored water twenty-four hours a day, year-round. By eliminating standby heat losses and corresponding fuel, gas tankless water heaters reduce both fuel costs, and carbon pollution. Additionally, as compared to standard gas water heaters, high-efficient condensing tankless systems more efficiently use propane or natural gas. Gas tankless water heaters achieve fuel efficiencies as high as 98% achieving a corresponding Uniform Energy Factor (UEF) of 0.95. Put another way, owners receive 95 cents worth of hot water for every dollar of purchased gas. 

The newest water heating solutions combine sealed refrigerant-based heat pump technology with traditional storage type electric water heaters. Some heat pump water heaters reach UEFs as high as 4.02, meaning homeowners receive nearly four dollars’ worth of hot water for every dollar of electricity purchased, making heat pump water heaters the most efficient form of hot water technology available. The estimated cost for installation of a gas tankless water heater or heat pump water heater range from a low of $3,500 up to $9,000 depending on the number of units installed, the size of water heaters, any existing gas or electrical infrastructure, and location and routing of flue exhaust pipes, or condensate drains. 

In conjunction with United States policy towards electrification, many incentives are becoming available for the installation of electric heat pump water heaters. The Inflation Reduction Act (IRA) now offers federal incentives for energy efficient home improvements. Installation of a qualifying electric heat pump water heater may be eligible for up to a $2,000 federal tax credit. In addition to federal incentives, state electrification rebates may be available for installation of heat pump water heaters up to an additional $1,750. Finally, many local utility companies offer cash rebates for installation of heat pump technologies, including heat pump water heaters. The federal tax credit authorized in the IRA is in effect from 1 January 2023, through 31 December 2032, while state and local rebates remain available until funds are depleted.
