Plumbing Repairs – Did you Know

A report by consumer affairs found, the most common type of home repair is on plumbing systems, accounting for nearly 28% of all repairs annually, even exceeding air-conditioners, furnaces and appliances. Every day, 14,000 people experience a water damage emergency in the United States. Water damage, including frozen, burst, or otherwise defective plumbing, affects one in 50 homes per year. The Insurance Information Institute (III) reports, losses from water damage, including plumbing leaks, accounts for 22% of all homeowners insurance claims, and is the second leading cause of loss. The average cost per claim for water damage is now more than $11,600. 

The International Plumbing Code (IPC), or alternatively in some jurisdictions, Uniform Plumbing Code (UPC), coupled with the International Fuel Gas Code (IFGC) serve as industry standards for professional plumbing repairs and installations. Like all building codes, plumbing codes are updated on a regular three-year cycle, further expanding minimum standards in order to improve the health and safety of plumbing systems. Lessons learned from water and fire damage investigations inform proposed code changes. Additionally, as new plumbing technologies emerge, the model plumbing codes integrate innovative materials and systems, developing practices for safe installation. 

The International Property Maintenance Code (IPMC), serves as the foundation for plumbing maintenance and restorative repairs. The IPC further expands IPMC requirements for plumbing maintenance by requiring both the plumbing system and materials in existing and new construction to be maintained in proper operating condition in accordance with their original design and in a safe and sanitary condition. Further, the International Plumbing Code, specifically section 102.3, assigns responsibility for plumbing maintenance to the owner of the property.

The most comprehensive home coverage is an “all perils” policy covering common disasters and many uncommon causes of loss. However, like all other standard policies, there are exceptions.
